EFFECTIVE REAL ESTATE BUSINESS ON SOCIAL MEDIA.
The real estate industry has had some interesting ups and down over the past decade – NAR (National Association of Realtors) membership hit its all-time high back in 2006 with 1,357,000 realtors before dropping dramatically with the housing financial crisis. However, since its rock bottom in 2012 (with 999,000 members), it has been steadily increasing, and with nearly 1,100,000 members in 2014, the competition among realtors is heating up.
The competition is fierce, and these days you’ll need expert online and offline marketing skills to set yourself apart from the pack.
While real estate agents are still key in the home buying process, buyers are increasingly looking to do more leg work online before involving the experts. A study from the National Association of Realtors showed that 92% of buyers use the internet to begin their house hunting quest, driving home the vital need for real estate agents to have an active online presence.
If you’re not active, engaging, and networking online, then you’re missing out.
Set Yourself Up For Social. Make sure you have social media accounts on all the big networks (Facebook, Twitter, Pinterest, Google+, Instagram and LinkedIn.
Add Social Sharing To Property Pages. Chances are, home shoppers are eager to share their top housing pics with friends and family, so make it easy for home buyers to email and share various properties online by adding social sharing buttons.
Keep An Eye On The Competition. What are other realtors in your area doing? What do their websites look like? How active are they on social media? Take note of what competitors are doing – then avoid their mistakes and replicate their success!
Make Yourself Easy to Contact. Put your contact info on every page of your website. Ideally, make an impressive contact us page that grabs attention. Stop winking in the dark.
Make Use of Landmarks. In many ways, you’re not just selling a house, you’re selling a whole town or area. Showcase the best that your area has to offer, with high-quality, beautiful photos of local town landmarks and familiar sites.
Create an Irresistible Content Offer to Capture Leads. Consider producing an ebook like “X number of things new home owners should consider before buying” or “X most valuable features of a new home.” Offering free ebooks in exchange for an email address (and zip code, in the case of real estate) is a great way to capture leads. I did a write up on Houses built on quarter plot. A lot of people bought into it.
Hire a Photo Pro. Successful real estate relies heavily on great photography. Bad photos will diminish interest in even the greatest of properties. It’s absolutely vital that you have gorgeous photos of your properties. Hire a professional photographer (preferably with experience photographing homes and architecture), or, if you have sophisticated equipment and are confident. We have a department for media with all equipments in place.
Create a Virtual Tour. Your clients’ time is precious, and they want to understand as much as possible about a property prior to visiting in person. Virtual tours are a great way to give a comprehensive, accurate preview of the property for potential buyers. We currently do virtual site inspection and people make payment without coming to site physically.
Make Your Site Mobile-Friendly. Tech-savvy consumers spend tons of time on their mobile devices. In fact, a recent study has shown that 80% of Internet users use their mobile devices for online activity. It’s paramount that your website is mobile friendly. Even better, consider creating a mobile app that potential buyers can use to review listings.
Consider Going Niche. If you’ve got some real estate marketing competition in your area, you may want to consider making yourself stand out by going niche. Become the go-to real estate agent for dog owners, families with kids, divorced individuals, whatever. Making a name for yourself in regards to a specific niche need can make you memorable.

Use Emotional Storytelling. Utilize emotional storytelling with compelling copy and powerful visual elements. Humans respond to stories – tell a good one and clients will flock to you. *How someone bought land in 20 years ago and made so much money *
Paid adverts Up For Social Ads. Don’t be afraid to dish out dough for paid ads on social media. With organic reach dwindling on many popular social networks like Facebook, paid Facebook ads are often the most effective way to get in front of clients. Facebook has tons of great targeting features that ensure you’re only paying to get noticed by your key target audiences. You can get more followers through paid ads
Ask for Testimonials From Former Clients. Testimonials are tremendous trust signals. Showing that real, live people endorse your services means the world to potential clients. When a homebuyer has had a great experience with you, reach out to them and ask for a testimonial.
Referral, ratings, reviews etc
Create an Awesome Website. Today’s consumers like to do a lot of legwork themselves online when making major purchases, and that includes home buying as well. I myself have only rented, but even when renting a property I’ll Google Map the address, use Street View to get a feel for the area, see which businesses are within walking distance, look at home photos, and, ideally take a virtual tour of the property.
Very very attractive website.
Make Your Site Easy to Navigate. All the great property pages in the world won’t mean much if your site is a nightmare to navigate. Your visitors need to have a good experience on your website, so take the time to brush up on user experience design skills and information architecture.

Why Real Estate?
One of the smartest move to make in life is to go into real estate.
Buy within 3 years, relax a bit and continue.
When you buy Real Estate (lands,…), consciously or unconsciously, you are doing these five (5) things:
1. Security: You are securing not only your future, but also your children’s and your children’s children.
2. Accommodation: You are gradually tending towards providing a shelter over your head, a place you can truly call your HOME and hand over to your children.
3. Rental Income: If you would love to retire to a Passive Income, just begin to invest in Real Estate from now! Because real estate (lands, buildings especially) guarantees you that.
4. Peace of Mind: The question of or the worries about “the year is coming to an end, landlord is coming would no longer be your case.
5. Inheritance: Some people will continue to be remembered, prayed for, and blessed by their great grandchildren up to the next 20—50 generation. Why ? Because they left behind real estates/properties that these children continue to benefit from— Talk about MKO Abiola of this world, Donald Trump et al.

MOA PRESS RELEASE26th March, 2020Coronavirus (Covid-19) Disease; MOA urges communities to seek information from reliable sources and guide against panicking*LOCAL SITUATION AND CURRENT MEASURES*1.Currently, in Nigeria, we have 51 confirmed cases, of which 32 are in Lagos, 10 in Abuja and the rest are in Ogun, Osun, Oyo, Ekiti, Edo and Bauchi states respectively, 1 have passed away and 2 has been discharged, and most of the rest remain stable for improvement.2. The moment a case is confirmed, Government activate contact tracing to identify close contacts and quarantine them as soon as possible,so as to reduce further spread of the disease.3. Government has strengthened the checks at our airports and borders to detect and isolate cases before coming into contact with the Nigerian communities.4. Also, to reduce the risk of importation, they have stemmed the inflow of travellers by imposing border controls and issue travel advisories to advise Nigerians to defer their travel plans until the situation around the world is under control.5. The government has put in place many measures to reduce imported cases, trace and isolate any such as soon as possible to prevent spread. But everyone of us needs to play our part in practising good personal hygiene, social responsibility and safe distancing measures.Following announcement that all non essential markets venues should be closed from today 26th March for seven days, we are aware a number of residents the closure would be affected and the economic impacts on the mushines. The Lagos State Government decision to enforce stricter safe distance measures aims to significantly reduce the risks of seeding new local Covid-19 clusters, which would strain our healthcare system further. MOA implores all residents to implement all necessary precautionary measures including ensuring a distance of at least a metre between everyone and reduce mingling amongst people. We equally appeal to mushines and lagosians in general to exercise good judgement and social responsibility during this time. This will play an important part in keeping fellow Nigerians and our loved ones safe in the midst of this global pandemic. Finally, we appreciate the two Chairmen, Hon. Emmanuel O. Bamgboye and his counterpart Hon. Rasaq Olushola Ajala; Mushin Local Government Council and Odi-Olowo Ojuwuye LCDA respectively for their efforts thus far in information sharing and awareness at this critical period. We implore them to intensify efforts in domesticating this information gathering and sharing from streets to streets or Ward to Ward level for more awareness and guide against panics and false information. MOA as an entity is ready to partner in this regard, I hope that lagosians and mushines in particular will support these measures and keep the good hygiene habits which will play an important role in our fight against Covid-19.*STAY AT HOME, STAY SAFE!!!*MOA-Mushin Odi-Olowo Agenda. MOA- Strength In Unity.Toluwalase Sanni Coordinator, MOA.
Compliment of the season and a prosperous New year to all our esteemed members, stakeholders and leaders in the community.
2020 promises to be an exciting year and MOA is looking forward to working with you all as individual, organizations and corporate bodies. Together we can work on the best solutions to the challenges we will doubtlessly face as a community.
MOA as an opinion moulder between the government and the governed, we appreciate the importance of information communication and dissemination to our community and society at large. particularly, in the areas of activities cornerning our elected and appointed leaders.
MOA has an excellent future and the entire members are working assiduously in ensuring that we remain the centre of excellence and information for community and society reportage.
As part of this, we will be focusing on initiatives that will promote and foster unity in mushin.
In this year, the following will be guiding our steps towards achieving the tasks ahead of us:
● Building on activities identified as great value to our members, stakeholders and leaders in the community, and feedback from our last year media parley with the elected and appointed individuals in our local government, Mushin and Odi-olowo LCDA.
These include regular advocacy, monitoring and reportage of government programmes, and to provide great opportunities for professional networking.
● Ensuring that we continue to provide the right and balanced services to meet the needs of our existing members and to attract and engage new members across platforms
● Making sure that MOA remains a viable organization for all
● Reviewing MOA’s governance structures to support and reflect our increasingly broadened activities and ensure that we are in the strongest position to develop a well and more informed community about governance and government activities.
I am very proud to be in the privileged position to lead MOA in this important work. Social media networking is of eminent importance and the need and will for cooperation is growing.
Exploring on this, willingness and helping more organizations, individuals and communities to profit from it is one of the challenges we have set for ourself. We hope that you will all join us in unlocking this opportunities this year and beyond.
On behalf of my fellow executives and members, I wish you and your family a prosperous New year once again.
SPEECH DELIVERED BY TOLUWALASE SANNI COORDINATOR MOA ON MEDIA PARLEY HELD ON 7TH SEPTEMBER 2019 AT NEXUS HOTEL, OGUDU.
The Governor of Lagos State His Excellency, Mr. Babajide Olusola Sanwo- Olu
The Deputy Governor of Lagos State Dr. Kadri Obafemi Hamzat
The Patron ; Distinguished Senator Ganiyu Olanrewaju Solomon.
The Distinguished Senator Olamilekan Adeola Solomon.
Honorable Members House of Representatives
Honorable Members of Assembly.
The Executive Chairmen MLG and Odi Olowo LCDA.
Leaders of Our Great Party
Distinguish Members of The Press.
Ladies and Gentlemen.
It is my greatest pleasure to address this distinctive gathering of who is who in Mushin and Odi olowo on the occasion of media parley with our elected leaders.
Mushin Odi Olowo Agenda (MOA) is an assemblage of the administrators of online platforms, whose membership spread accross different strata of the society.
As online media practitioners whose interests include deepening of democracy, providing forum for rulers and the ruled to discuss issues of mutual benefits and holding government accountable to the people.
The main purpose of this parley is to create enabling environment for the elected representatives to take inputs and ideas from the concerned stakeholders and also avail the elected leaders opportunities to inform and interact with relevant stakeholders.
The major attributes of representative democracy is the availability of inputs and feedback mechanism.
Unlike in the ancient democracy whereby people directly took decisions at village Square in Athens, Greece.
In fact, the three organs of government were concentrated in a single village square assembly of very few.
With modernity, technicalities, geographical exigencies, uncontrollable huge population and problems associated with direct democracy, the archaic system was jettisoned for representatives democracy.
In view of the above, MOA has come to terms with reality to organize this media parley, tagged *”Repositioning Mushin for Greater Development”* between the elected representatives and the concerned stakeholders to share their ideas and programs.
This will provide the stakeholders the opportunity to take inputs from the concerned stakeholders which include captains of industry, technocrats, artisans, traders, political chieftains, opinion leaders, students and other Stakeholders.
Over the years, from studies carried out by MOA, it was discovered that the major issues that create misunderstanding between the rulers and the ruled is non consultation.
Our organization also discovered most elected leaders carried out programs and projects that were not the real needs of the concerned people, this gap has created problems that lead to discontent and change of the elected leaders in elections.
Therefore, this parley is organized to provide solutions to the problem of communication, friction and misunderstanding.
We want our elected leaders to create an enabling environment for the governed by allowing this organisation and other relevant organisations in Mushin and Odi-Olowo LCDA with the interest of their community at heart to be an integral part of their programs, skills acquisition and poverty alleviation scheme.
And we hope that this will in turn close the gap between the rulers and the ruled, and as such, provide solutions to the problem of communication, friction and misunderstanding.
Finally, on behalf of Mushin Odi Olowo Agenda, I heartily welcome you all to this program.
Thank you.
Long live Federal Republic of Nigeria
Long Live Lagos State.
Long Live Mushin LG and Odi-Olowo LCDA.

The ceremony and presentation of certificate of return that’s slated to take place today at one of event centres within Mushin and Odi-Olowo ojuwoye Lcda, hope to have the presence of who is who in Mushin LG and Odi-Olowo Ojuwoye LCDA media practices in attendance.

We also pray to God almighty to guide, protect and preserve each and everyone and all associating platforms cum members of the organisation, Congratulations to MOA members and the elected officers.
MOA election is a crucial part of our crave for excellence in contributing to the development of our immediate community, Mushin and Odi olowo.
Ordinarily, elections all over the world are held to confer legitimacy on administrators of certain institutions and societies. It gives the rulers or administration the prerequisite power and authority to manage the affairs of their colleagues and members.
Last year, MOA held its inaugural election and the tenure lapse earlier this year but probably due to the exigencies of the time, elections couldn’t take place on schedule.
This constitutional breach created a lacuna and anxieties among members.
Following from the above, the plenary met and inaugurated two committees, constitution amended committee to take care of new exigencies and lacuna observed by members and electoral committee was also created to conduct free and fair elections that will usher in fresh executives with fresh ideas to reposition the organization.
On Friday, guidelines were issued, forms were collected by interested members and ultimately elections were held.
However, a new development cropped up, a certain candidate, Ishola Abiola obtained form but NOT on ground to vote for himself in the election that he was a candidate.
This almost throw spanner in the work of the committee as it was never envisaged.
To be on the safer side, the committee withhold the announcement of Mr. Ishola as winner of the post of Deputy Coordinator despite the fact that he secured required votes.
Having looked into the guidelines of the elections, and widespread consultations were made, the committee came to the conclusion that the election of Mr Ishola Abiola should be upheld.
Following from the above, the electoral committee hereby announce Mr Ishola Abiola as the substantive Deputy Coordinator of MOA.
Finally, the committee wishes to express its appreciation to the constitution amended committee, and entire members of MOA for their perseverance and commitment to MOA.
Thank you
Chief Press Secretary
Comrade.Olakunle Muritala.
